No. Social housing providers require a range of skills and services. DEAs can support EPC and energy performance work, while additional competencies such as Damp and Mould Assessor, Retrofit Assessor or Retrofit Coordinator can open up further opportunities.
Awaab’s Law places statutory responsibilities on social landlords in England to investigate and address certain hazards within set timescales, particularly damp and mould hazards. While it does not create a statutory requirement to use a specific type of assessor, the increased focus on property condition and damp and mould creates opportunities for appropriately trained professionals to support landlords with consistent assessment and evidence.
In England, social rented homes will need to achieve EPC C or above against at least one of the three reformed EPC metrics listed below by 1st April 2030, unless exempt. A second metric will need to achieve EPC C or above by 1st April 2039.
